A modified bitumen membrane is composed primarily of polymer-modified bitumen reinforced with one or more plies of fabric such as polyester or fiberglass. 

A layer of asphalt or gravel is can be applied to the top. This is often called "Torch Down Roofing".

Commercial Modified Bitumen (MBS) Roofing Contractor

Most built-up roofing is comprised of three parts: bitumen material, ply sheets, and one or more surfacing materials like gravel or asphalt. 


This type of roof uses asphalt modified with other agents that will enhance the asphalt properties. The two most common modifiers are atactic polypropylene (APP) and styrene butadiene styrene (SBS). SBS modifiers forms a polymer bond within the asphalt resulting in qualities similar to rubber and combats the effects of aging and weather.


The most common ways to set SBS sheets are cold-process adhesives or hot asphalt.


The most common application method of APP sheets is to use a torch to make the underside melt into the substrate to form a waterproof bond when cooled.

  • What Type Of Warranty Do You Offer On A New Roof?

    Any good reputable roofer will give a 5-10 year workmanship guarantee on new roofs, and up to 20 years manufacturer’s warranty.


    Repairs are complicated to warrantee, it’s like trying to put a guarantee on a used tire, you just can’t. Usually repairs are good for up to 1 year.


    You’ll know if the repair was done correctly after the first heavy downpour that comes. If the repaired area doesn’t leak, it likely will not again.

  • What Should I Know Before Picking A Roof Material?

    Probably the most important thing to know is that the underlayment is the most important part of a roof. Tile/Shingle/Metal will only be as good as the underlayment underneath. Make sure your roofer is using a great underlayment, and ask for optional upgrades.
